An established private property office is looking for a commercially minded Property Maintenance Cost Controller to join its team in Moorgate.
This is a hands-on role working closely across finance, procurement and projects, supporting the review, approval and control of maintenance, refurbishment and construction-related costs across a private property portfolio.
The role would suit someone with a strong practical understanding of building works, contractor pricing and maintenance standards, who is confident reviewing quotations, challenging costs and ensuring payments are only released when works have been completed to the required standard.
The Role
You will be responsible for reviewing proposed works and contractor costs before approval, checking completed works against agreed scopes, and ensuring invoices, purchase orders and staged payments are accurate and justified.
You will act as a key link between contractors, property managers, maintenance teams, procurement, projects and finance, helping to improve cost control, contractor accountability and payment governance.
Key Responsibilities
You will have experience within construction, property maintenance, repairs, refurbishment, facilities management or a similar environment.
You will be confident assessing building works from both a practical and commercial perspective, with the ability to understand whether proposed costs are reasonable, necessary and correctly priced.

Key Responsibilities
- Review and approve quotations for maintenance, repair, refurbishment and construction-related works.
- Assess proposed costs against scope of works, materials, labour, market rates and expected standards.
- Challenge unclear, inflated or unsupported quotations and request further detail where needed.
- Review completed works to ensure they have been delivered to the agreed standard.
- Check contractor invoices against approved quotes, purchase orders, agreed rates and supporting documentation.
- Approve invoices for payment where works and charges are correct.
- Query or withhold payments where works are incomplete, defective or not delivered to standard.
- Review staged payments, variations and additional works to ensure they are justified.
- Liaise with contractors, property managers, maintenance teams, procurement, projects and finance to resolve queries.
- Maintain accurate records of approvals, disputes, retentions and deductions.
- Support stronger controls around contractor spend and maintenance cost management.

- Clear communication skills and the ability to build relationships across internal teams and external suppliers.
- A proactive, organised and hands-on approach.
