We are looking for aProject Managerto join our team at Cygnet. This role is a national role being expected to travel around the UK with occasional remote working.


You'll be expected to work Monday - Friday working 40 hours a week, but as required you will be expected to do overnight travel.


As a Project Manager you will be reporting to the Development Director and will play an integral role in delivery of varied growth projects across health and social care settings throughout the UK.


You will oversee multiple projects nationwide and you shall be able to pick-up projects at any stage. You will provide support to the Development Director in the initial stages of project feasibility with commercial and construction input and then through the project life cycle take active responsibility for project delivery to a high standard, within budget and on time.


You will have a degree or equivalent qualification in a construction / building related subject, and you will preferably be chartered with either the Royal Institute of Chartered Surveyors (RICS) or similar professional body. You will a strong understanding of the construction industry, its technical complexities, and the principles of building contracts (JCTs) and contract law. Furthermore, you will
have an understanding of the planning process and knowledge of the building regulations process.


Your responsibilities...

  • Assisting the development team in providing guidance and implementing project delivery plans.

  • Ensuring that budgets are met and delivered at every stage of the project.

  • Having the ability to identify commercial and contractual risks throughout the project lifecycle and own and manage those risks as required. Provide regular reporting on progress, costs, and forecasts.

  • To chair, contribute and minute proficiently all necessary in-person and virtual meetings, be it formal or ad hoc with both external and internal stakeholders of varying levels of seniority as well as regular project meetings.

  • Managing contractors, consultants, and supply chain performance as well as lead stakeholder engagement and ensure regulatory compliance (planning, building control, CDM)

  • Providing general commercial and programme advice and assist the business with the commercial considerations on projects.

  • You will be expected champion Health and Safety and ensure that we meet all statutory requirements (as well as necessary client duties under CDM) and be a liaison with our internal Health and Safety team.

  • Drafting, evaluating and negotiating tenders and contracts. This is to include the ability to prepare scopes, specifications and schedules.

  • Assisting the department ensuring quality administration occurs across the team.

  • Ensuring that projects are delivered to a high standard and close out in good time.


You will...

  • You will be a key member of the property team with excellent communication skills and will have a hands-on delivery approach. You will support the team with a commitment to health & safety and risk management.

  • Technical property knowledge of understanding buildings, compliance,
    compliance and other regulations.

  • Track record of delivering projects and complex scopes of work including new build and refurbishment projects.

  • Good communication and interpersonal skills capable of maintaining strong relationships internally and externally as well as strong board report writing skills.

  • You will be detailed focused with strong organisational and multitasking skills.

  • You will offer up a pragmatic, solutions focused approach.

  • Excellent analytical and problem-solving abilities.

  • Ability to deal with high paced demands with challenging deadlines.

  • Documentation management and ability to use project management tools and the desire to develop, learn and master new company systems. A strong understanding of Microsoft Office package.

  • You will thrive in fast paced, high pressure environments.

  • Strong time management skills and proven track record of removing obstacles to achieve deadlines and ideal outcomes.

  • It would be an advantage to have healthcare (hospital and mental health) experience.
