Technical Services Manager – Fit-Out

London | £70,000–£80,000 + Travel + Car Allowance

A leading specialist fit-out contractor is looking to appoint an experienced Technical Services Manager to join its growing project delivery team.

The business delivers technically complex Cat A and Cat B fit-out, refurbishment and design & build projects, with a strong focus on fast-track programmes and challenging live environments.

The Role

As Technical Services Manager, you will take responsibility for the MEP delivery of projects from pre-construction through to completion, working closely with the Project Manager, design team, consultants, subcontractors and client.

Key responsibilities will include:

• Managing the full MEP delivery across fast-track Cat A and Cat B fit-out projects
• Coordinating mechanical, electrical and public health services throughout the project lifecycle
• Reviewing and managing MEP design, specifications, drawings and technical submissions
• Leading design coordination and ensuring MEP services are fully coordinated with architectural and structural requirements
• Managing MEP subcontractors and specialist suppliers through procurement, installation, commissioning and handover
• Reviewing technical proposals, shop drawings, RAMS and material submissions
• Managing technical queries, RFIs and design changes
• Monitoring progress against programme and ensuring MEP works remain aligned with key construction milestones
• Working closely with commercial teams on MEP procurement, variations and cost control
• Managing commissioning, testing, snagging and final handover of building services
• Ensuring works comply with relevant regulations, standards, specifications and project requirements
• Supporting the project team with technical problem solving and value engineering
• Coordinating services within live and occupied environments where logistics, phasing and minimal disruption are critical
• Working closely with clients, consultants and supply chain partners to deliver technically challenging schemes

The type of projects

You will be exposed to a varied portfolio of technically led fit-out and refurbishment projects, including:

• Fast-track Cat A and Cat B commercial fit-outs
• High-specification office and workplace environments
• Complex refurbishment projects within existing buildings
• Projects requiring significant MEP upgrades and integration with existing services
• Live/occupied buildings where careful phasing and coordination is essential

Project values can range from approximately £1m–£15m+ across the wider portfolio, with the business also delivering larger flagship schemes. The successful candidate will therefore need to be comfortable working in a high-pressure, programme-driven environment where MEP coordination and technical delivery are critical to project success.

The ideal candidate

• 2+ years’ experience operating at Technical Services Manager level
• Strong M&E / building services background
• Ideally experienced across both mechanical and electrical services
• Proven experience delivering fit-out, refurbishment or technically complex construction projects
• Strong understanding of MEP design coordination and construction delivery
• Experience managing MEP subcontractors and specialist suppliers
• Comfortable reviewing drawings, specifications and technical documentation
• Strong knowledge of commissioning, testing and handover
• Able to work independently and take ownership of the technical package
• Confident dealing with consultants, clients and subcontractors
• Comfortable working to demanding programmes and within fast-paced fit-out environments

This is not an Assistant TSM position — the requirement is for someone who can take ownership of the technical services function on their project and operate confidently as part of the wider delivery team.

Salary: £70,000–£80,000 + Travel + Car Allowance
