Cobalt Recruitment

Cobalt Recruitment is partnering with a market-leading property owner and operator to appoint a Facilities Manager into its expanding Build to Rent portfolio. This is a client-side opportunity offering ownership of a bespoke London portfolio within a growing residential estate.

Working as part of the wider team and reporting to a Senior Facilities Manager, you will take ownership of the operational facilities, maintenance, and compliance while acting as a key link between central functions and the on-site teams. This is a hybrid role across time at head office, home working, and crucially on-site as you build and sustain strong relationships with colleagues based at the developments.

This is a strong opportunity to gain valuable client-side experience within the growing Build to Rent sector, joining an established residential owner that has a strong development pipeline as well as an enviable benefits package.

Key responsibilities will include:

  • Take day-to-day Facilities Management ownership of approximately 5-8 Build to Rent developments as part of the wider regional FM function.
  • Carry out regular property inspections and maintain a visible presence across the portfolio, building strong relationships with on-site operational teams.
  • Oversee hard and soft FM services, ensuring contractors and service providers meet agreed standards and contractual requirements.
  • Maintain oversight of statutory maintenance obligations, ensuring PPM schedules and compliance information are accurately recorded within the CAFM system.
  • Develop and maintain PPM and lifecycle maintenance schedules, costings and supporting property documentation.
  • Monitor health, safety and environmental compliance, ensuring identified actions are managed through to completion.
  • Work closely with internal Health & Safety colleagues to support consistent legislative, regulatory and operational standards.
  • Inspect completed contractor works and monitor service quality across planned, reactive and refurbishment activity.
  • Review maintenance, energy and breakdown expenditure to support effective cost control, forecasting and forward planning.
  • Monitor spend across contracted services, materials and other FM provisions within the portfolio.
  • Coordinate emergency and reactive repairs, preparing reports, scopes and associated cost information where required.
  • Support the inspection and maintenance of key health and safety systems and other compliance-critical areas.
  • Contribute to refurbishment, refresh and improvement projects, monitoring contractor performance and completed works.
  • Provide clear operational reporting to the Senior Facilities Manager and escalate material property, contractor or compliance issues where appropriate.
  • Collaborate with colleagues across the wider Facilities Management function to share information and maintain consistent portfolio standards.

As the successful applicant, you'll have relevant Facilities Management or property operations experience and be confident managing a multi-site workload with a high degree of personal ownership.

Residential property experience would be advantageous, particularly if within Build to Rent, although applications would be welcomed from FM's with experience across other Real Estate sectors or operationally-focused hospitality environments.

An Assistant Facilities Manager stepping into a full Facilities Manager remit may also be considered where they can demonstrate substantial experience working autonomously.

Strong communication, initiative, resilience and teamwork will be important, alongside practical experience of compliance, contractor management and CAFM systems. IOSH is expected at this level, with further FM, building, engineering, construction or health and safety qualifications advantageous.

If you are interested in joining an established and growing residential owner in a role offering genuine portfolio ownership and valuable client-side experience, please apply with your CV today. The position may interview and appoint before the closing date of this advert.
