MMP Consultancy is currently recruiting for an experienced Damp & Mould Team Leader to join a leading Housing service on an interim basis. This is an excellent opportunity for an accomplished surveying professional to lead the response to damp, mould and condensation cases across a large residential portfolio, ensuring compliance with Awaab's Law, the Building Safety Act 2022, and wider housing health and safety legislation.
This role will lead a team of surveyors, driving service performance, safeguarding residents, and ensuring that all cases are managed proactively, effectively, and within statutory timescales.



Key Responsibilities

  • Lead and manage a team responsible for investigating damp, mould and condensation cases across the housing stock.
  • Carry out complex property inspections, diagnose building defects, and identify root causes.
  • Ensure compliance with Awaab's Law, the Building Safety Act, HHSRS and all relevant landlord obligations.
  • Prepare technical specifications, schedules of works and cost estimates for remedial repairs.
  • Oversee contractors and consultants, ensuring works are completed to a high standard and within agreed timescales.
  • Monitor budgets, performance indicators and compliance reporting.
  • Support disrepair claims, complaints investigations and legal proceedings through technical evidence and expert advice.
  • Work closely with housing, safeguarding and resident engagement teams to ensure a resident-focused service.
  • Produce management information, compliance reports and performance updates for senior leadership.
  • Identify recurring building defects and contribute towards planned maintenance and asset investment programmes.
  • Set objectives, manage workloads and monitor team performance.


Requirements

  • Professional qualification in Building Surveying, Construction or equivalent relevant experience.
  • Extensive experience diagnosing damp, mould, condensation and wider building pathology issues.
  • Strong knowledge of Awaab's Law, the Building Safety Act 2022, HHSRS and housing compliance requirements.
  • Previous experience managing surveyors or leading a technical housing team.
  • Ability to specify, manage and monitor remedial works programmes.
  • Excellent communication skills with the ability to engage effectively and sensitively with residents.
  • Strong organisational skills with the ability to manage competing priorities and statutory deadlines.


Desirable

  • Membership of RICS, CIOB, CABE or another relevant professional body.
  • Experience within social housing, local authority or regulated residential environments.
  • Knowledge of planned maintenance, capital works and asset management strategies.
  • Understanding of retrofit, energy efficiency and damp prevention initiatives.
