Main Duties: Voids Supervisor

• Working with the Voids Repairs Manager and Assistant Voids Repairs Manager to inspect, assess and triage new voids, determining the scope, nature and extent of works, any specific characteristics (e.g. access, adapted property, etc.) and suitability for DLO or contractor delivery.
• Review works histories on NEC Northgate to ensure any outstanding or repeat repairs are addressed and resolved during the void work.
• Provide relevant property and resident information to the appropriate team or contractor as part of the works order.
• When undertaking the triage inspection, complete property information documents and provide them to colleagues.
• Liaise with the Void Coordinators in arranging house and garden clearances, asbestos surveys and test reports. Arrange pest, gas and heating works delivered by the in-house team, and where the DLO is undertaking the work, arrange for the in-house electrical team to attend.
• Where appropriate, raise the Asbestos Removal SOR codes on NEC Northgate and issue orders to remove asbestos per Council policy. Liaise with the Void Coordinators who oversee the progression of works and provide relevant completion documentation.
• Ensure the provision of all relevant reports to contractors and in-house teams.
• Specify and code up works using the NHF Schedule of Rates (contractors) or the bespoke Birchmere SORs (DLO) depending on the workstream delivering works, entering the codes onto NEC Northgate and issuing orders.
• For works that are not codifiable, instruct contractors, arrange for quotations in line with Council policy, raise orders on NEC Northgate and issue.
• Review and issue all risk assessments, method statements, and COSHH assessments and ensure they are fit for purpose and in line with current regulations.
• Ensure high levels of productivity, quality and value for money are achieved from inhouse, void and specialist contractor delivery teams through regular monitoring and management.
• Supervise repairs, voids, and specialist contractors, ensuring that all DLO and contractor operatives work efficiently and productively in line with all relevant health and safety regulations.
• Complete on-site health and safety audits and identify and address corrective actions with the contractor or DLO team. Escalate concerns to the relevant manager to agree on an action plan where necessary. Record inspections on the appropriate documentation and provide them to the Voids Repairs Manager or Assistant Voids Repairs Manageras appropriate for recording and analysis.

Knowledge Voids Supervisor

Extensive knowledge and experience in housing refurbishment, repair and maintenance in public sector housing.

Working knowledge and understanding of health and safety legislation, Housing regulations

Comprehensive understanding of staff and contractor management in publicly funded social housing organisation.

Site Management Safety Training (SMSTS) or Site Supervision Safety Training (SSSTS).

Skills and Abilities Voids Supervisor

The ability to diagnose causes of building problems, issues and defects and to specify appropriate remedial works.

IT literate and proficient in, as a minimum, Microsoft Excel, Word and Outlook.

Staff management and development, teamwork and stakeholder engagement skills.
