We're recruiting for a brand-new 200-apartment BTR scheme and looking for a hands-on Property & Tenancy Operations Manager to take ownership from day one.

This is much more than a traditional lettings role - you'll manage the full tenancy and property lifecycle, from move-ins and inspections through to rent reviews, maintenance, compliance and move-outs.

You'll be responsible for:

• Full tenancy lifecycle and resident management

• Move-ins, move-outs, keys and inventories

• 6-monthly property inspections and reporting

• Rent reviews, ERVs and market research

• Maintenance, defects and contractor management

• Apartment readiness and remedial works

• Utilities, meter readings and change of tenancy

• Deposits, arrears and financial administration

• Property compliance and licensing

• Insurance and claims

• Resident queries, complaints and relationship management

• Supporting lettings and rental activity

• Improving processes, systems and the resident experience

We're looking for someone with:

• BTR, residential property, PRS or lettings/property management experience

• Strong understanding of the full tenancy lifecycle

• Experience managing maintenance, contractors and inspections

• Strong tenant/customer relationship skills

• Good knowledge of residential compliance

• Excellent organisation and attention to detail

• A proactive, practical approach

• Confidence taking ownership and making decisions

• Up to £45,000 + bonus
