ROLE OVERVIEW
You will take ownership of a varied London portfolio spanning a large estate trust in Enfield (estate areas only), character buildings in West Hampstead and Finchley, contemporary riverside developments in Wapping, and an iconic marina community near London Bridge. In total, your portfolio covers approximately 1,446 units, of which around 1,315 are within Enfield with a specific focus on estate areas.
This is a people-first role where you will build trusted relationships with residents, client boards and contractors, ensuring each site is safe, well-maintained and financially sound. You will balance the nuance of estate management at scale with the hands-on service required by smaller, characterful blocks delivering a consistent, high-quality experience across every building.
ROLE EXPECTATIONS
Most days you will be the steady point of contact for residents and clients, coordinating maintenance, managing budgets and service charges, and guiding contractors to deliver on time and to standard. You will plan and prioritise works, keep compliance airtight, and communicate clearly, proactively resolving issues before they escalate.

HOW YOU'LL SPEND MOST OF YOUR TIME
- Managing day-to-day operations across your portfolio, coordinating contractors and works.
- Monitoring budgets, service charges and the Enfield rent account, with clear variance reporting.
- Driving planned preventative maintenance and ensuring full H&S and statutory compliance.
- Leading client and resident communications, agendas, minutes and follow-up actions.
- Conducting site inspections, tracking issues to completion with strong audit trails.
- Procuring and managing contracts, reviewing performance and negotiating value.

EXPERIENCE THAT HELPS
- Managing a mixed portfolio, including large estates and smaller blocks in urban settings.
- Handling rent accounts, service charge budgets and year-end processes.
- Running client meetings, producing board packs and action logs.
- Overseeing contractor performance, procurement and value-for-money reviews.
- Working knowledge of health & safety, compliance and building operations.
